Webinar Overview
Properly evaluating electrical panels is one of the more technically demanding aspects of conducting a home inspection, especially as significant safety issues could be present. In this two-hour webinar, Jim Vaughn will share from his 37 years of experience as both a home inspector and a sought after educator, to help all inspectors review the “A to Zs” of electrical panels. This will be a great overview of conducting electrical panel inspections for both new and experienced inspectors.

  • Panel location, clearance, panel mounting and wall materials
  • Safety in removing panel covers / dead fronts and respecting hot wires and lugs
  • What to look for: data tag, model number, number of circuits allowed in panel, water intrusion, hostile environment, rust, corrosion, oxidation, missing anti-oxidant, box bond, loose wiring, double taps, multiple taps, shared neutrals, grounds, box fill, overloaded panel, location and number of tandem breakers, location of service disconnect, location of 250 / 125 volt breakers in split bus panels
  • Fixture boxes and mounting, and disconnect clearances
  • Wire bundling issues
  • Determining panel age and identifying obsolete panels
  • Identifying hazardous and/or faulty panels
  • Sub-panel issues
  • Proper reporting (don’t be afraid to tell the client what you see)
About the Presenter
Jim Vaughn's inspection career began in 1986 at HomePro Systems in Falls Church, Virginia, where he became a key trainer in the classroom and in the field. In 1992 he started HOMEAuthority. During his 37 years in the inspection business Jim has conducted many thousands of inspections and consultations, mentored many aspiring inspectors, and continues to advise both new and experienced inspectors on technical issues. Jim is a long-time member of the American Society of Home Inspectors (ASHI) and recently served as a director on the ASHI national board. He is an active member of the northern Virginia ASHI chapter since it was founded and has served in various positions, including chapter president. Jim was also a founding member of the Virginia Association of Real Estate Inspectors (VAREI) and served in multiple board positions from director to president.
